Underpinning a building is the process of restoring the integrity of the foundation. It is required when the existing foundation has failed and, as a result, the structure begins sinking, cracking or is compromised in some related way.

Underpinning can be done using a few different methods: steel screw piles, concrete piers or grout injection. We exclusively use the screw pile underpinning method as it provides unique advantages over other methods. Steel piles are screwed into the ground to a depth that ensures a solid foundation, then concreted in place and securely integrated with the existing building.

Most importantly, our method allows a cost-effective reach to deeper depths, securing the structure below the zone of influence (ZOI): the soil layers that shrink and swell with seasonal variance. Methods that do not secure at this level are only a band-aid fix.

Phase 1

Before we begin

Foundation advice. We offer complimentary foundation advice, empowering homeowners with insights and clarity.
Home Check-up. A non-invasive site visit. We review visible symptoms, investigate likely contributing factors, and determine whether your home can benefit from underpinning. If so, our engineers independently carry out a forensic assessment, subject to your approval, to develop a tailored, structurally sound solution.
Transparent quotation. An all-inclusive, fixed-price underpinning quote with no hidden charges.
Scheduling precision. We set a start date that aligns with your schedule, with a pre-work kick-off meeting before physical repairs begin.
Phase 2

The foundation repair

The underpinning. Meticulous preparation of the underpin locations, then installation of the Katana screw piles, secured to our patented lift rig system, Lift Rig MAX.
The lift and stabilisation. Depending on each building's circumstances, this stage may involve lifting the house and/or stabilising the existing foundations. We don't lift a home without you on site, so you can fully understand how we take care of your home.
Conclusion and cleanup. A thorough site check and an exit meeting with you, to maintain our 100% success and satisfaction rate by delivering on our promises.

After we've finished

Completion forms. We provide the necessary completion forms detailing the work, including the Form 12 Inspection Certificate from the structural engineer. This serves as a record of work quality, valuable for future property transactions.

It varies based on each job, though most residential installations are completed in a matter of weeks. Once we understand the nature of your foundation problems, we will map out a timeline to give you clarity.

Is it noisy or disruptive?

Installation is generally low-noise and low-impact compared to heavy excavation work. The main piece of machinery we use is a mini-excavator to access the foundation and install the Katana screw piles into the ground.

Will it fix my existing cracks?

Structural re-levelling can close some cracks, but cosmetic repairs may still be needed. We can review this with you as part of our assessment and offer solutions for this too.

How long will the underpinning last?
