Situation
After purchasing a home in Flinders View, the new owner noticed cracking and movement that had not settled. During due diligence they learned the previous owner had engaged a polyurethane resin injection provider in an attempt to address the subsidence. Despite that work, the home was still moving, the cracks were reopening and the floors remained out of level.
The reactive clay soils common across the Ipswich region meant the resin had never reached or secured stable, load-bearing strata below the zone of influence. Without a structural connection to the footings, the repair was always going to be temporary.
Solution
We began with a Home Check-up and arranged an independent forensic engineering report with floor levels, so the true condition of the home was qualified with facts. The report confirmed active foundation movement and recommended structural underpinning.
Our team designed and installed a screw pile underpinning solution, mechanically bracketing the piles to the footings and driving them to competent strata with real-time torque monitoring. Where required, the structure was lifted with the Lift Rig Max system to close cracks and recover level.
Outcome
The home was stabilised on solid, load-bearing ground and returned to within serviceable tolerances, with a certifiable, engineered result the owner could rely on for the life of the structure. Where resin had delivered a costly temporary patch, screw pile underpinning delivered the permanent structural outcome the property needed, backed by documentation valuable for any future sale.
