Situation
During a routine inspection, a real estate property manager noticed cracking and signs of structural movement at a tenanted investment property in Flinders View. Acting responsibly, they raised it with the owner and reached out to Foundation Solutions for an expert opinion before the situation could worsen.
For an investor, foundation movement is both a safety obligation to tenants and a threat to the value of the asset. Getting the diagnosis right early, rather than patching symptoms, was the priority.
Solution
We carried out a Home Check-up and arranged an independent forensic engineering report with floor levels to confirm the cause and extent of movement. With the tenants' routine in mind, we scheduled and staged the works to keep disruption to a minimum.
A site-specific screw pile underpinning design was installed to stabilise the affected areas, with each pile torque-monitored and mechanically connected to the footings for a certifiable, permanent result.
Outcome
The property was stabilised on stable, load-bearing ground and returned to within serviceable tolerances, with full engineering documentation. The owner protected the long-term value of their investment, the property manager could reassure the tenants, and everyone had confidence the movement had been resolved at its source rather than covered over.
